This ranch is located in the rolling hills along the front Range of the Colorado Rockies about 4.5 miles
to the east of Interstate 25. The nearest town is Walsenburg 7 miles or so to the southwest and the larger
city of Pueblo is about 30 miles north. The views of the Spanish Peaks, Greenhorn Mountain and the other
mountains to the west are spectacular. Pikes Peak can be seen in the far distance to the north.
There is a dry pond in the southeast corner of Lot 276 which holds water after a big rain. The terrain is
a little bit rolling, but very level throughout both lots. Except where the pond is, all areas of the ranch would
be good building spots and two homes can be build with two wells, one on each lot. The water can be used
for livestock, gardens, and trees in addition to household use. This location has lots of privacy and there
are no neighbors for miles.
Pronghorn antelope are common on the property and there are plenty of small wildlife. The national forest,
which is about 15 miles away has hundreds of square miles of public land where you can hike, hunt, mountain
bike, and take photographs among other activities. There you will find many larger animal species including
elk, deer, bighorn sheep, and black bear.
The road (or trail) that goes to the property does not follow the platted easement and it may be desirable
to improve the road. The maintained county road comes to within about a mile and a half and a car trail
goes the rest of the distance to the property.

A few miles north of Walsenburg, take exit 56, the Red Rocks Road exit and go to frontage
road on the east side of the Interstate. Turn left onto the frontage road and go about 0.6
miles to Road 102.1. Turn right and go one mile to Road 102. Turn left and go about 2.4
miles to Road 103. Turn right and go about 2.2 miles. At the corner where the road turns
to the north (left), instead turn right there and go through the gate in the fence. Please
close the gate after you go through. Follow the trail for about 1.2 miles to just before
the water tank. Turn right on the faded trail and go about 0.3 miles to the property which
is marked at the corners with wooden stakes wrapped with orange tape. See the map for
the location of each corner. The southeast corner lies just to the southeast of the dry pond.
