Description
This lot is primarily level with some rolling places and it is very buildable. It has nice mountain views of
the Spanish Peaks, Greenhorn Mountain and other mountains to the west. A county-maintained road
runs along the east side of it but there is very little traffic and the area is quiet and peaceful. There is
an irrigation ditch that crosses the property, but it rarely has water in it. When it does, waterfowl may
be present. The property has lots of grass for livestock and wildflowers also.
Just 10 minutes from Interstate 25, the nearest town of Walsenburg is a 15 minute drive and the larger
town of Pueblo is 40 minues away.

A few miles north of Walsenburg, take exit 56, the Red Rocks Road exit and go to frontage
road on the east side of the Interstate. Turn left onto the frontage road and go about 0.6
miles to Road 102.1. Turn right and go one mile to Road 102. Turn left and go about 2.4
miles to Road 103. Turn right and go about 2.2 miles. Turn left (still Road 103) and go
1.3 miles to the southeast corner of the property which is on the left side of the road. Each
corner is marked with a wooden stake wrapped with orange survey tape. The northwest
corner metal survey stake is also there and the other corners were marked with a GPS from
that and other survey markers in the area and should be very close. Please take a copy of
the maps and these directions with you when visiting the property.
