LOCATION
This property is nestled in the rolling hills 45 minutes northeast of Trinidad, Colorado a few
miles from the historic Santa Fe Trail. I have not gone looking for relics or Indian artifacts
here, but I bet it would be a great place to do so.
The tiny town of Houghton, Colorado, is about 4.5 miles Southeast of the property and has
only a few residents. As does Thatcher, which is also about 4.5 miles South.
PROPERTY DETAILS
The ranch is about 1041 feet wide by 1622 feet long by 1050 feet wide by 1768 feet long.
Please see lot 27 on the map. The terrain is very level over most of the lot and rolling
in a few places. It is a great horse property with lots of grass and plenty of room. There
is a watering tank in place that you may be able to use for livestock. The property has a few
nice trees or bushes.
The subdivision covers quite a few square miles and is very quiet. Lot 28 next to this
property is also for sale, so your ranch could be over 84 acres with both lots.
One well is allowed for water on the property. You can use the water for livestock and
plants as well as for household use. Septic systems are used, which is normal in rural areas.
Wildlife are plentiful in the area. I often times see pronghorn antelope near here, including
this large buck which was in the area. Their numbers seem to be on the increase.
A while back, I saw a bobcat a couple of miles away. There are also rabbits, coyotes, hawks,
eagles, song birds, and other animals. An employee of the county said that there are many
elk deer in the Apishapa State Wildlife Area which is about 7 miles to the northwest
of the property.
About four miles to the Northeast is the Comanche National Grassland which is thousands
of acres of Federal land that is open to the public for many kinds of uses including hiking, hunting,
wildlife watching and much more.
The weather in the area is very pleasant - not too hot in summer and not too cold in
winter, and usually sunny. Views of the surrounding countryside from the property are
beautiful, and you can see for miles. Spring and summertime in this area are especially
nice.
NOTE: The army is considering expanding the base that is about 7 miles Southeast of the
property. This property is just inside their area of interest. They have said that they would
try to buy from willing sellers at market prices. That expansion project was recently
disapproved by the U.S. Congress and looks like it may not go forward.

DIRECTIONS
From Trinidad: Go northeast of Trinidad on Highway 350 to the town of Houghton,
(approximately 37.5 miles from the intersection of Highways 350 and 160 at the east edge
of Trinidad). At Rd. 133.8 (also known as Rd 121.0), turn left (Northwest) and go about
3 miles to Rd 88.0. Turn left (West) on Rd 88.0 and go about 3.1 miles to Longhorn Trail.
Turn left (South) and go almost 1/2 mile to the T in the road at Greenhorn Mtn Road. Turn
left (East) and go almost 0.3 miles to the Northwest corner of the property which is on
the right side of the road. Continue for about 0.2 miles to the Northeastern corner which
is also on the right side of the road. Please see the map for the location of the other
