LEGAL DESCRIPTION
Longhorn Ranch Lot 19 Phase I Block 1 in Las Animas County, Colorado.
Assessor schedule number: 13579300
LOCATION
This property is located in the rolling hills about 45 minutes northeast of Trinidad, Colorado a short distance
from the historic Santa Fe Trail and just a few miles from the Comanches National Grasslands.
The tiny town of Houghton, is about four miles South of the property and has only a few
residents. So does Thatcher, which is also about five miles to the Southwest.
Approximate GPS coordinates of the southeast corner: 37.628653, -104.121852
The elevation is about 5330 feet.
PROPERTY DETAILS
The ranch is about 1496 feet by 1103 feet by about 1000 feet by about 1050 feet. Please see lot 19
on the map. The property has a very gentle slope from the road up to the back where there are lots of
junipers and pinon pine. There is a large meadow at the southwest corner and the northeastern part is
heavily forested. It's located at the front of the subdivision and the Longhorn Ranch sign is at the
corner of the property. The road along the south side is the County Road 88 and is wellmaintained
year-round. The property is a little less than 1/2 mile across from the southwest to the northwest
corners.
The subdivision comprised of 35 to 45 acre ranches is very quiet. One well per lot is allowed for
water on the property. It can be used for livestock and plants as well as for household use. Septic
systems are used, which is common in rural areas. Electrical power is by generator such as solar,
wind or propane, as this is off the grid in a remote area. The building regulations are not very
strict at all.
Wildlife are very plentiful in the area. I often times see pronghorn antelope near here, including this
large buck which was nearby. They are on the property regularly.
Quail are common and I've seen them in the area. This one was very closeby.
A couple of miles to the northeast is the Comanche National Grassland which has thousands of acres
of Federal land that is open to the public for many kinds of uses including hiking, hunting, wildlife
watching and much more.
The weather in the area is great year round - not too cold in the winter and not too hot in summer, and
usually sunny. Views of the surrounding countryside from the property are wonderful, and you can see
for many miles. Springtime and summer in the area are especially nice.
