LOCATION

This property is nestled in the rolling hills 45 minutes northeast of Trinidad, Colorado a few
miles from the historic Santa Fe Trail. We have not gone looking for relics or Indian artifacts
here, but I bet it would be a great place to do so. There are rocks with fossils scattered
around on the property and they are easy to find.

This is a remote area that has had very little development. There are a couple of nieghbors
within a mile or so. One has a nice garden and small orchard. The tiny town of Houghton,
Colorado, is about 5 miles Southeast of the property and has only a few residents. As
does Thatcher, which is about 6 miles South.

PROPERTY DETAILS

The ranch is about 1000 feet wide by 1929 feet long by 582 feet wide by 2016 feet long.
Please see lot 8 on the map. The terrain varies from some level areas near the road at
the North end of the property to moderate to steep slopes in the middle to grassy meadows
at the South end. There are lots of pinon pine trees and juniper bushes as well as shrubs
and wildflowers.

The views are spectacular in three directions. The subdivision covers quite a few square
miles and is very quiet. Lot 7 next to this property is also for sale, so your ranch could
be nearly 72 acres with both lots.

Property taxes are only about $15/year! The taxes are low because this is large
acreage and it is ranch land which is taxed at a low rate. This is a great place to build a
country home or cabin. You could use it as hunting property or a weekend getaway.

One well is allowed for water on the property. You can use the water for livestock and
plants as well as for household use. Septic systems are used, which is normal in rural areas.

Wildlife are plentiful in the area. I often times see pronghorn antelope near here, including
this large buck which was in the area. Their numbers seem to be on the increase.

A while back, I saw a bobcat on a neighboring lot. There are also rabbits, coyotes, hawks,
eagles, song birds, and other animals. An employee of the county said that there are many
deer and elk in the Apishapa State Wildlife Area which is located about 6 miles to the
northwest of the property.

About four miles to the Northeast is the Comanche National Grassland which is thousands
of acres of Federal land open to the public for many kinds of uses including hiking, hunting,
wildlife watching and much more.

The weather in the area is very pleasant - not too hot in summer and not too cold in
winter, and usually sunny. Views of the surrounding countryside at the property are
beautiful, and you can see for miles. Spring and summertime in this area are especially
nice.

It will likely take more than half an hour to hike around the perimeter of the property, but
I'm sure you'll enjoy it. Travel time from Colorado Springs is about 2 1/2 hours and from
Denver about 3 1/2 hours. There is a shortcut that is about 20 minutes closer taking the
back roads, but it's easy to get lost that way.

DIRECTIONS

From Trinidad: Go northeast of Trinidad on Highway 350 to the town of Houghton,
(approximately 37.5 miles from the intersection of Highways 350 and 160 at the east edge
of Trinidad). At Rd. 133.8 (also known as Rd 121.0), turn left (Northwest) and go about
3 miles to Rd 88.0. Turn left (West) on Rd 88.0 and go 4.85 miles to Pinon Canyon Road.
Turn right (North) and go 0.9 miles to Longhorn Trail. Turn right (East) on Longhorn
Trail and go about 1.2 miles to the Northwest corner of the property which is on the
right side of the road. Continue for 0.2 miles on Longhorn Road to the Northeastern corner.
All of the corners have the original metal survey pins. If you visit the property, please
take a copy of these directions and the maps.
