LOCATION

This property is located about 5 miles west of I25 in the lower mountains of Southern Colorado,
near the historic old mining town of Ludlow. It is about 10 miles northwest of the city of Trinidad
and 23 miles southeast of Walsenburg. There are a few ranches and homes scattered around,
but the area is very quiet and peaceful. This 40 acres is well off of the main road and 2.6 miles
inside a locked gate for added privacy and security. It has a hilltop location with southern
exposure.

PROPERTY DETAILS

This beautiful large parcel is almost completely covered in trees and bushes! Ponderosa pines,
oak bushes, pinon pine, and junipers make this a haven for anyone wanting a deep woods location.
The wildlife also appreciate the dense vegatation. I've seen elk on the property and one of
neighbors said that there are huge buck deer that frequent it. There are many birds and small
animals as well.

This is a great place to build a country home or cabin. You could use it as hunting property or
a weekend getaway. One well is allowed for water on the property. You can utilize the water
for livestock and plants as well as for household use because the lot size is over 35 acres.
Septic systems are used, which is normal in rural areas.

There are some great building spots at the north end of the property where the terrain is nice
and level and the views are wonderful in clearings in the trees. Further to the south, the
lot slopes down to a creek that runs across the property, but it is normally dry except after
a rain.

I've hiked the perimeter of the property a couple of times and it was a real challenge! The
heavy trees, bushes and steep slope on the south side make it an adventure. Travel time from
Colorado Springs is about an hour and 45 minutes and from Denver about two hours and 45
minutes.

DIRECTIONS

If you plan to visit the property, please contact me to get the gate combination.

Take I25 south from Walsenburg or north from Trinidad to Ludlow, exit 27. Turn
west toward the mountains and go about 1 mile to County road 61.5 which is just
before the railroad tracks. Turn left and go a little over a mile to County Road 40.2,
which goes to the right under the railroad. Turn right and go through the underpass
and continue for about 4 miles. Just past the old wooden Ponderosa Hills sign (on
the left side of the road), turn left and go to the gate. Open the blue combination
lock and drive through. Close and lock the gate and continue for 2.6 miles to the
driveway onto the property which turns left. Or you can continue straight ahead to
the northeast corner of the property which is just past the point where the road
gets rough. That corner is on the left side of the road. The two northern corners
are marked with metal survey markers and orange survey tape. The two southern
corners just have orange tape in the trees marking them as I have not found the metal
stakes, but used a GPS to locate their approximate location.
